Palatial 110,320-Square-Foot Estate In Las Vegas Seeks $25 Million

Let’s say you’re in the market for a regal Las Vegas spread that’s close to The Strip and big enough for 20 of your BFFs to each have their own bedroom. You’re in luck.

A sprawling compound with 10 buildings on almost 16 acres in a gated golfing community has come on the market at a selling price of $25 million.

The property at 99 Spanish Gate Drive, overlooking the exclusive Spanish Trail Country Club’s golf course, was built in 1997 and remains partly unfinished. The sheer scale of the place—110,320 square feet of living space in multiple buildings—sounds more like a Vegas hotel than a residence.

The buildings all have Spanish-style facades, arched doorways and windows, and red-tiled roofs. The two-story main house contains almost 38,000 square feet and sits on a landscaped great lawn fringed by large palm trees.

Inside, elaborate coffered ceilings, bespoke wall decorations, marble columns and inlaid floors give the feel of a European palace. The long, oval table in the formal dining hall, for example, is flanked by decorative columns on pedestals and lighted by a strip of patterned stained glass set into the ceiling. The elaborate, luxury decor continues throughout the five bedrooms and eight bathrooms as well as the great room, dining hall, music room, entertainment room, billiard room, chef’s kitchen and one-bedroom butler quarters.

The compound’s athletic club redefines what a home gym could be, with decor that echoes the main house. It’s bigger than the main house (by about 10,000 square feet) and contains an indoor badminton court, squash court, gym and spa area with an indoor pool. The decor is tastefully tiled and elegantly designed with a foyer that might be reminiscent of a Roman spa. The building also serves as an entertainment area, with a bowling alley and nightclub, plus a guest suite and 10 bathrooms for visitors.

Two guest houses with private pool areas, two smaller villas, a separate study/library pavilion, a carriage house with an eight-car garage and staff quarters unfold on the grounds meticulously landscaped with garden terraces and outdoor fountains. A tennis court and three outdoor pools offer more places to play or just relax.

The compound is part of the 640-acre Spanish Trail community of more than 1,200 homes. The private golf course (membership isn’t included with the purchase of this residence) was designed by golf architect Robert Trent Jones Jr. It features tree-lined fairways, 15 lakes with streams and waterfalls and 27 holes—allowing for the configuration of three nine-hole courses that can be changed to provide variety.

Las Vegas’ storied nightlife on The Strip is seven miles away to the east. To the west lies Red Rock Canyon National Conservation Area, which provides access to the Mojave Desert and the remarkable red sandstone cliffs and formations that give the area its name.

The property is currently listed as pending with contingencies, according to the Multiple Listing Service. Ivan Sher of IS Luxury is the listing agent.
